The Modish Building, to be completed in 2018, re-envisions a building originally built in 1907 as a printing business, as creative office loft space. The 26,000 square foot building is four full floors with mezzanine, with a penthouse amenity space and roof deck. The project includes a complete seismic upgrade. The Modish building is located mid-block on a little-used street in downtown Portland; however, it is also is situated between the North and South Park Blocks, and seeks to re-invigorate visual interest along the pedestrian connection between these parks.
The project combines strategic restoration with new interventions to create an updated, coherent image. Historic double-hung wood sash windows are repaired, and the original sloped pediment form of the parapet is re-established with surgical edits to the existing masonry. New storefront, entry vestibules and street canopies are added at street level in painted steel and oak. A cantilevered penthouse echoes the design of the storefront, floating above the rooftop with views up and down the street to the Park Blocks.
